What a market review covers
What to expect from a market review of your home, what it is, and what it is not.
A market review is a conversation, supported by data, about how your home may be received by buyers right now. Many owners ask for one when they are thinking about selling, when they are curious about their options, or when they want a second view. This page explains what is usually included and what is not.
What it is
A market review is a licensed agent's opinion about pricing and positioning. It is not an appraisal. An appraisal is a formal valuation by a licensed or certified appraiser, usually ordered by a lender. A review can be a helpful guide for planning, but it cannot guarantee that your home will sell for any particular price or within any particular time.
What the agent looks at
The agent compares your home with similar homes that are currently available and with homes that have recently changed hands, using the listing data available through the MLS. The comparison considers location, size, age, layout, lot, condition, updates and features. Where information is missing, the agent should say so and explain how that affects the opinion.
What you can bring
You do not need to prepare much. It helps to have the following on hand if you have them:
- Improvements you have made, with approximate dates
- Known repairs or issues
- Your timeline and any constraints
- Your goals, such as price, speed, convenience or terms
A walk-through
An in-person visit lets the agent see condition and features that data does not show. You can also ask for a remote review if that suits you better. Either way, the visit is a chance for you to ask questions.
What you receive
Expect an explanation of how the agent reached the opinion, a range and the reasons behind it, and a discussion of preparation steps, timing and likely buyer interest. You should leave understanding the reasoning and not only a number.
What it does not include
A market review does not commit you to list with anyone, and you are free to compare it with other opinions. It is not a legal, tax or financial recommendation. For questions about the tax effects of a sale, or about your mortgage payoff, speak with an appropriate professional.
Your information
The details you share are used to prepare the review and to follow up with you. You choose what to provide, and you may ask us to stop contacting you at any time.
Questions to ask any agent
- How did you choose the comparable homes?
- What would make your opinion higher or lower?
- How will you tell me if the market response is different from what we expected?
- What are the costs and terms if I decide to list?
